Yes, times are uncertain and many large “hard money lenders” have dropped out of the game. This is because they never really were true private lenders in the first place. They actually ran on institutional funding, and when the big banks got spooked, their money sources evaporated. But Little City Investments is a true, direct private money lender. We work with individual investors who share our bullish view of Texas real estate. This allows us to continue to lend through pandemics, recessions, and real estate bubbles. We know, in times like these, there are always great real estate opportunities.
That said, because of local social distancing measures, limitations on construction and general uncertainty. We may not be able consistently meet our super-fast funding timelines. We still must rely on a legal team, title companies, and appraisers, all of whom are working in a disrupted environment.
